Every property considered for our portfolio is evaluated against a comprehensive 100-point scorecard, ensuring a consistent standard of excellence and providing our clients with a trustworthy benchmark. This methodology is the foundation of our promise: to offer only the best, most reliable long stay villas in Bali. This process is managed by our expert team and governed by our strict Editorial Standards.
The Bali Long Stay Villa 100-Point Scorecard
Our evaluation is divided into five core categories, each with a specific weighting. A villa must achieve a minimum score of 85/100 to be accepted into our portfolio.
1. Location & Ambiance (20 Points)
A great villa in a poor location is not a great experience. We assess the context of the property.
- Accessibility (5 pts): Proximity to main roads, ease of access for cars, and safety of the immediate laneway (gang).
- Neighborhood Quality (5 pts): Proximity to quality cafes, restaurants, supermarkets, and co-working spaces. We measure walking distances and assess the general upkeep of the area.
- Noise & Privacy (5 pts): We measure ambient noise levels during the day and night, considering proximity to construction, nightlife, or temples. We also evaluate the level of privacy from neighboring properties.
- Safety & Security (5 pts): Assessment of neighborhood security (pecalang), street lighting, and the villa’s own security features (e.g., CCTV, night staff).
2. Infrastructure & Amenities (30 Points)
This is the technical core of our evaluation, crucial for long-term comfort and productivity.
- Internet (10 pts): We don’t accept ‘internet available’. We require a dedicated fiber optic line. We conduct multiple speed tests and require a minimum of 50 Mbps download/20 Mbps upload. We reward properties with backup systems (e.g., secondary provider or 4G router).
- Power & Water (5 pts): Reliability of PLN (state electricity) supply, presence of a generator (genset), water pressure, and potability (we check for filtration systems).
- Kitchen & Workspace (5 pts): A fully-equipped kitchen is non-negotiable. We check for a full-size refrigerator, gas stovetop, oven, microwave, quality cookware, and utensils. We also assess the suitability of the workspace, looking for ergonomic chairs and dedicated desk areas.
- Pool & Outdoor Space (5 pts): We inspect the pool’s filtration system, water quality, and safety features. The condition of outdoor furniture and landscaping is also scored.
- Air Conditioning & Ventilation (5 pts): We test every AC unit for cooling efficiency and noise level. We also assess cross-ventilation and airflow throughout the villa.
3. Condition, Cleanliness & Design (25 Points)
We evaluate the physical state and aesthetic appeal of the property.
- Structural Integrity & Maintenance (10 pts): We look for signs of damp, leaks, or structural wear. The property must be impeccably maintained.
- Cleanliness (10 pts): We conduct a ‘white glove’ test. This covers everything from linen quality and freshness to the cleanliness of hard-to-reach areas. This is a reflection of the staff’s training and standards.
- Interior Design & Furnishings (5 pts): Quality and comfort of the furniture, aesthetic coherence, and overall ambiance. We prioritize timeless design over fleeting trends.
4. Service & Staffing (15 Points)
The human element is what elevates a stay from good to exceptional.
- Staff Professionalism & Training (5 pts): We assess the staff’s demeanor, English proficiency, and understanding of guest service protocols.
- Responsiveness (5 pts): We evaluate the communication channels and response times of the villa manager or owner.
- Service Inclusions (5 pts): We score based on the frequency and quality of included services, such as daily housekeeping, laundry, and included breakfast.
5. Legal & Safety Compliance (10 Points)
This is a critical, non-negotiable category that ensures peace of mind.
- Licensing & Permits (5 pts): Verification of the villa’s IMB/PBG and operational licenses (Pondok Wisata/Hotel).
- Safety Equipment (5 pts): Presence and condition of fire extinguishers, first aid kits, pool safety signage, and secure locks on all doors and windows.
Ongoing Audits & Partner Management
Our work doesn’t stop after the initial evaluation. We conduct scheduled and unscheduled spot-checks on our properties throughout the year. We maintain a direct line of communication with all villa owners and managers to ensure our standards are consistently upheld. Villas that fail to maintain their score during these audits are placed on a probationary period and may be removed from our collection if improvements are not made. This includes the quality of bedding, where we expect premium linens such as 400-thread count Egyptian cotton, alongside plush towels and bathrobes. Air conditioning units must be efficient and silent, ensuring restful sleep, while water pressure and heating are consistently reliable. We also consider practicalities like laundry facilities within the villa or readily available services, adequate storage space for long-term guests, and the presence of backup power generators to mitigate Bali’s occasional outages, guaranteeing an uninterrupted, serene environment.
3. Service Excellence & Operational Reliability (40 Points)
The true heart of a luxury long-stay experience lies in the discreet yet attentive service provided by a dedicated team. We evaluate the professionalism, local knowledge, and discretion of the villa staff, from the villa manager to housekeepers, gardeners, and security personnel. A favorable staff-to-guest ratio ensures personalized attention, where needs are anticipated rather than merely met. Our assessment includes their ability to offer insightful recommendations for local experiences, handle requests with grace, and maintain the villa’s pristine condition without intruding on guest privacy.
Personalized services are key to transforming a stay into an extraordinary experience. We look for villas offering a range of bespoke options: the availability of a private chef capable of catering to diverse dietary requirements and culinary preferences, a dedicated concierge service to arrange everything from island tours to in-villa spa treatments and restaurant reservations, and efficient laundry services. We verify the consistent functionality of all appliances, utilities, and systems, including stable electricity, purified water supply, and robust plumbing. Proactive maintenance schedules are essential to prevent issues, while a rapid response time for any unforeseen problems – ideally within 30 minutes for urgent matters – is a benchmark for excellence. Effective pest control measures, discreetly managed, are also crucial for tropical living.
Safety and security are paramount for peace of mind during an extended stay. Our methodology includes evaluating the physical security of the property, such as secure perimeter fencing, robust locking systems, and the presence of 24/7 on-site security personnel or comprehensive CCTV surveillance. Emergency protocols, including readily available first-aid kits, clear evacuation plans, and easily accessible contact information for medical and emergency services, are thoroughly reviewed.
